Position Summary: A Facilities Assistant is responsible for the maintenance of buildings and grounds including the installation, maintenance, and repairs of equipment, household and commercial appliances, and renovations of the facility. With the approval of the Director of Facilities, this position may schedule and arrange for contracted installation, maintenance, or repair services.

Job Requirements

Essential Duties and Responsibilities:

The following duties are normal for this position. This list is not to be construed as exclusive or all inclusive.

• Conduct routine survey of building and grounds to ascertain maintenance needs.

• Evaluate the physical and aesthetic condition of the facility, including individual resident apartments, and make

recommendations or arrange required renovations or refurbishment.

• Prepare maintenance and repair work orders; work within established deadlines evaluating progress and

ensuring quality of work.

• Complete preventive maintenance on all equipment as scheduled.

• Repair malfunctions and/or coordinate and assist on any such repairs with outside contractors.

• Repair household and commercial appliances, including dishwashers, washing machines, dryers, ranges, and

microwave ovens and/or coordinate and assist on any such repairs with outside contractors.

• Seed, fertilize, water, trim, and edge turf areas. Collect and dispose of weeds, leaves, and debris.

• Water, weed, edge, and cultivate planting beds. Prune dead leaves and branches. Spread mulch, topsoil, and

other aggregates. Assist in replacing plants as needed. Clean paved surfaces.

• Complete required paperwork for each assigned work order.

• Maintain logs and documentation for the various systems.

• Attend in-service classes and staff meetings, as required.

• Dependable and able to meet schedule requirements (attendance and punctuality).

• Other duties as assigned by Supervisor.

Supervisory Responsibilities:

• The position falls under the direct supervision of the Director of Facilities but is expected to perform

independently and exercise good judgment. The position does not assist with the supervision, direction,

oversight, direction, and evaluation of the work of other employees.

Qualifications: To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.

The requirements listed below are representative of the knowledge, skills, and abilities required.

Educational Requirements and Experience:

• High school diploma or equivalent (GED) required

• At least three (3) years of related work experience required

• Working knowledge of machinery, tools, repair techniques and related repair, electrical systems, phone systems,

fire panels, emergency response systems and disaster preparedness required.

Knowledge, Skills and Abilities:

• Ability to read and write, follow written and oral instructions, and communicate effectively in English. Ability to

work with the elderly in a courteous and friendly manner, demonstrating patience and compassion. Ability to

perform duties with consideration for residents’ rights at all times and demonstrate integrity and discretion.

Technical Skills:

• Knowledge of safe and appropriate use of tools and equipment. Knowledge of servicing and repair of HVAC

equipment and commercial and residential appliances. Computer literate with good organizational skills and

attention to detail.

Physical/Sensory:

• On a daily basis, throughout the workday: Must be capable of sitting, standing, walking, climbing stairs, reaching,

turning, bending, stooping, crouching and kneeling, reaching over the head, grasping with both hands, and fine

manipulation. Must physically be able to lift up to 50 pounds unassisted and exert up to 50 pounds of pressure

unassisted. Must have normal eyesight or use corrective lenses to attain normal eyesight. Must have three dimensional vision and ability to judge distances and spatial relationships so as to see objects where and as they

actually are. Must be able to recognize colors. Must be able to hear and distinguish between normal tones and

be able to perceive the nature of sounds. Must be able to exchange ideas by means of the spoken word as well

as engage in activities to convey detailed or spoken instructions to other workers accurately, loudly, and/or

quickly. Must have normal sense of touch and smell.

Environmental Adaptability:

• Works primarily in well-lighted, well-ventilated building, however also exposed to temperature changes

(mechanical room, loading dock, garage, etc.). Must be able to tolerate exposure to dust, fumes, odors, water,

etc., as well as noise, heights, and confined spaces. When outside, must be able to tolerate exposure to

weather, fluctuations in temperature (hot, cold), wet and/or humid conditions. Subject to frequent

interruptions. Subject to hostile or emotionally upset individuals. Must be willing to work, when necessary,

beyond normal working hours and on weekends, as well as in other positions, as necessary. The position requires

exposure to moderate risk to physical and/or mental health and safety (i.e., exposure to environmentally

hazardous material, heavy equipment, assault and battery, communicable disease, etc.).
